I currently invest in 4 REITs: O, EPR, DOC, and APLE.
In the time I have owned them, the share price has appreciated 7% for O, 33.5% for EPR, 22.8% for DOC, and 25% for APLE. This does not include the dividend payments, which are currently 5.19%, 6.16%, 5.7%, and 5.76%, respectively. The share price appreciation is unrealized gain; the dividend payments are realized gain. Add the two together and you have the total return.
What drives long term price recovery is TIME. A well-managed REIT increases its asset value over time (market forces notwithstanding, of course). A poorly managed one doesn't.
How compounding works is you use DRIP to reinvest your dividends instead of taking them as a cash payment (you still have to pay taxes on these gains at the end of the year, because they are still a REALIZED gain). DRIP buys more shares of the REIT automatically, thereby increasing your dividend payout each period through compounding.
REITs are not a "get rich quick" scheme. Good REITs are a get rich slow one though.
