AFFO is steady. REITs in general have been hammered due to high interest rates, but you don't buy VICI for growth, you want the divvy. It's Vegas heavy, but they are slowly diversifying. With Cesars and MGM being sold, we'll see how it plays out regarding possible rent renegotiations.
