Nah, that's a Howard-esque CGT change take. Correlation ain't causation.
Yields are up, and prices in cost of credit. Total credit contracts, people can't pay as much for the same asset. Simple as that. If it was policy change, then you would see positive geared properties even at 80% LVR rocket/rebound. You aren't.
Anyway, HBI is still ye olde index. At some point the build-to-sell play is going to grind to a halt and signal issues with the broader economy. Land values will be very interesting then as govco loves their land tax. (Hint: if build / replacement costs go up, then they have to depreciate as soon as the hammer falls on sale akin to driving a car off the dealership lot. Or, land values must contract).
Also, people think they can finally get a foot in the door with policy change. Lol, where's that meme .. running away balloon.jpg.
Ppl don't realise they're also, not going to get a foot in the door and may as well wait till the credit carnage is over. Looks at rates back in 2014, when I first stepped foot into the door. Yeah, around that time.

You will see some former Kings and Aristocrats amongs these names, many are household names or popular. None are REITs or BDCs. WBA, VFC, INTC, LEG, T, MMM, LUMN, HBI, WHR, SWK, KMB, KHC, GIS, TGT, NWL, FL, TUP, GAP, CMP, BBY, WDC, GLW, KLG. Like I said hard to say its the best metric.
