I like the community in AAV. If we weren't able to buy a house before 2017, we probably would've ended up in AAV or equivalent subdivision in the near South.

I'm seriously considering buying a residential lot in **Ayala Alabang Village (AAV)** and would appreciate insights from current residents, homeowners, or anyone familiar with the area.
A bit of background:
* I currently live in **Makati**, so moving to the south would have some lifestyle change.
* I've noticed that lot prices per sqm seem to have softened compared to the peak a couple of years ago (although still obviously expensive).
* I'm buying primarily for long-term end use rather than flipping.
Some questions:
1. **Do you think now is a good time to buy AAV?** Are today's prices attractive relative to the long-term outlook, or do you think there's still downside?
2. **How do you see the impact of Rockwell's acquisition and planned redevelopment of Alabang Town Center?** Do you think it will meaningfully improve the area's desirability and property values over the next 5–10 years? From what I've read, they're planning a long-term redevelopment focusing first on traffic, parking, and tenant mix before larger changes.
3. **How is the quality of life in AAV?**
* Community
* Safety
* Traffic getting in and out
* Noise
* Parks and walkability
* Overall feel compared to Makati/BGC
