All Canadian REITs w/ decent assets are pretty much takeover targets - it's a very active sector for M&A. CAR.UN has a larger mkt cap than many of the recent targets, but it has good assets, a solid B/S, is trading at all-time low valuations, and has low insider ownership.
Once the H&R transaction closes, H&R will be delisted from the TSX and will no longer be in XRE.

As an investor in REITS. I hold XRE and CAP REIT.
I’d like to know what impact this recent REITS takeover news is going to have on my positions.
I bought cap becaise it’s the biggest apartment REIT in Canada so I assume they are not on a chopping block of a takeover ?
How will it impact somethinf like an XRE etf? Will H&R still be a holding in XRE .. etc.

VFV and XIU doesn't really complement much your portfolio if your core is XEQT. Might as well go full XEQT.
If you're going to do a mix of XEQT + other ETFs/stocks, you should add things that can act as an hedge to your your core. Personally, I'm more of a stock picker in my TFSA, but on my FHSA, i do 55% VEQT, 15% VDY, 15% CASV (Global small cap value), 15% XRE (Canadian Reits). But if you just want an aggressive but boring strategy, just go 100% XEQT, no need for hedge.
