Check what government programs or incentives you are eligible for, even if you make good money!
I thought I couldn’t afford a home when I was younger and single. I totally could have bought a home or condo years earlierwith some first time homebuyer incentives I was unaware of at the time.
Then my wife didn’t realize until 30 that she had always been eligible for an ABLE account, the tax advantaged savings account for those with disabilities. Big missed opportunity for tax free growth.

The rules have recently become more favorable for using ABLE accounts, but I’m honestly not sure they love the needle that much. At the end of the day, it’s always more about how much you can sock away than it is growth rate and expenses.
