Ok yung lot, sa construction ka bumawi.
Use modular/prefabricated na units if 6 door apartment medyo galante na yan, less than 3m lang siguro magagastos. Target market mo naka motor lang or boarders. Ang tanong lang is kaya mo ba mag ROI in 5 years vs rental rates sa area?
Sa prefab or modular boarding, dapat ikaw may control sa ACU so ang target market neto is my daywork sa weekdays ang mga tao kasi hindi mo papaandarin yung ACU.
As long as may market sa area, pasok yung cost ng lot and construction.

Big capex. Pag may kitchen ka, you are required to fo the exhaust system na standard nila, at least 300k na exhaust pa lng. Required to follow their look, high ceiling full glass, signage requirements, waterproofing, ACU, etc. you want to know all these muna and compute. Sa operations, sunod ka sa oras, if not, penalty. Mga requirements na mas marami compared to renying outside. Also, parang after pandemic, nabawasan talaga mall goers. Oh, at bakasyon mo na lng is holy thursday and good friday.
