I go to BJ's only because Sam's Club and Costco are a 20 minutes farther drive. BJs sucks

While everyone is focused on AI, space and robotics, a once in a lifetime opportunity is lurking in the background - small to mid cap consumer cyclicals and non-cyclicals.
CAVA, BROS, SFM, BJ and CELH are 5 companies that have incredible growth potential and are perfectly following the steps of their large cap competitors - Chipotle, Starbucks, Kroger, Costco, and Monster. If these 5 stocks continue to execute the way the have been the past few years, they will continue to take market share from their “big brothers” and could even one day pass them.
All 5 companies are showing strong growth with continuous revenue and net income growth year over year. All 5 companies have a 5-10x smaller market cap than their large cap competitors.
The chain model has been perfected over the past few decades and these 5 companies are following all the right steps to become large caps in the next 10 years or less.
The cherry is placed on top of the sundae when you realize all 5 companies provide a better product than their competitors. Cava is the Mediterranean version of chipotle and is absolutely delicious - I have personally been eating it once or twice a week the past year. Dutch Bros is essentially crack for Gen Zers and has lines wrapping around the block. Sprouts farmers market is the perfect grocery store for every health focused person around who doesn’t want to eat processed food. BJs has virtually the same business model as Costco for better yearly costs. And celcius is the perfect energy drink for people who don’t want to feel like a total dirt bag drinking a Monster (no offense to the monster drinkers out there).
These 5 small cap consumer stocks have better products than their large competitors and have the potential to 5-10x in the next 5 years. That’s just my opinion, do your own research and let me know what you think.

Ich hab bisher mit Immobilien wenig am Hut gehabt, daher wäre ich für ein paar Tipps dankbar.

Aktueller Stand:
Meinem Vater und meinem Onkel gehört(e) zu gleichen Teilen ein Haus (BJ 1899) mit Grundstück in einer Großstadt.
Mein Vater (>75) hat vor 5 Jahren meiner Schwester und mir jeweils die Hälfte seiner Hälfte geschenkt, mit vollem Nießbrauchrecht (er bekommt Mieteinnahmen und Wohnrecht, übernimmt aber auch alle laufenden Kosten weiterhin). Das Nießbrauchrecht geht an meine Mutter über, sollte er vor ihr sterben. Der Wert war unter den 400k, daher fallen für mich und meine Schwester keine Schenkungssteuer an, mein Vater hat auch alle Übergabekosten, Notar usw. übernommen.
Mein Onkel (>70) will mir jetzt seine Hälfte komplett schenken, zu ähnlichen Konditionen.
Nießbrauchrecht, Kostenübernahme, Mieteinnahmen, Weitergabe an meine Tante. Die Notarkosten etc bleiben bei mir.
Jetzt wurde das ganze von seinem Steuerberater nach Abzug von Nießbrauch und Freibetrag auf 275k bewertet. Also gut 55k Schenkungssteuer.
Derzeit ist eine Grundschuld von 170k DM (nicht Euro) noch eingetragen. Sollte ich die beibehalten, oder löschen lassen? Die Notarin empfiehlt eine Löschung.
Ich habe nicht vor, in das Haus einzuziehen, es ist derzeit vermietet an 5 Parteien und wird von einem kleineren Hausverwalter (keine große Firma) verwaltet.

Wie gehe ich damit am besten um? Meine Frau und ich könnten die Schenkungssteuer am Stück abbezahlen, das würde uns aber mehr als die Hälfte unseres Ersparten kosten. Das tut natürlich erstmal weh, weil wir ja aus dem Haus auch für hoffentlich noch viele Jahre keinen Ertrag erzielen. Oder ergibt ein (anteiliger) Kredit Sinn?

Und ganz generell, wie und wo sollte ich mich am besten weiter informieren? Immobilienbesitz hatte ich in meinem Leben eigentlich nicht auf der Bingokarte bisher.
Was ist mit der Steuererklärung? Muss ich das irgendwie vermerken, kann ich irgendwas davon derzeit absetzen, oder reicht die Info des Notars an das Finanzamt?
Das Haus soll auf Wunsch meiner Familie auch nicht veräußert werden (zumindest deren Lebzeiten), und wirft auch keine riesigen Gewinne ab (meine Großmutter, deren Vater das Haus damals erwarb, war recht sozial eingestellt und hat daher die Miete nicht viel über dem Minimum erhoben).
