This is not a straight apple to apple comparison imo. One is an Ayala Premiere. The other is a Villar owned company, Brittany.
Minimum at the Courtyards is at P30M for just the lot while that amount will possibly already get you the complete h&l at Amore.
The 15 to 20 minute distance between the 2 properties is also further highlighted by the additional time to get to AAV for your daughter.
That being said, if it is a NOW situation then obviously it would be Portofino esp if you are buying an already built house there. But for it being a “generational” home, then an Ayala (Premiere at that) property will always get my vote.

Would you rather invest in a lot inside Amore at Portofino vs The Courtyards at Vermosa? I am quite confused since Amore is very near going to AAV where my daughter's school is located. Thanks!
