Magandang Umaga, Pilipinas!
Sharing my two centavos as a Pinoy urban planner who works for a Luzon real estate developer, I have a Master’s in Real Estate Development, and I am currently on medical leave. I want to clarify that these are my sole insights and perspectives; I do not represent any organization or company in this post. This is a longer response to u/saladpurple 's post asking whether [prefabricated homes are good investments in the Philippines](https://www.reddit.com/r/phinvest/comments/1uu6aoa/prefab_houses_good_investment/). I wrote a lengthy comment that generated interest, so I decided to expand it into an informative post. This post is my version of an FAQ page for Redditors who are interested in Prefab homes; it’s quite long.
***Author’s Note:*** I personally believe that Prefab homes are a good way to achieve scale and make homes more affordable; I studied it and included it for my Master’s thesis. There are a number of developers who are already using Modular and Panelized prefab types for affordable housing. I have advocated for its use within the company I work for, which has looked into prefab homes before for our affordable housing range; we were also approached by several groups offering their prefab products to us. 
For your reference, we did not look into Modular homes or Panelized housing - we focused purely on Shipping Container & Manufactured/Mobile types as per the instructions of our upper management. I personally worked on the internal report that recommended against using prefab for our company; for obvious reasons, I am not permitted to share a copy here.
**To answer your initial questions directly, how do they hold up? Not well.**
From what we found out through due diligence checks and what was shared with us for transparency, the average prefab module survived 7 years before requiring major renovations to the exterior facade and minor renovations to the interior - we took twenty-three different prefab companies' data and averaged it out. Some companies were local to the PH, some from ASEAN/China/India, and one was from a US-founded but PH-based company.
**Are they worth it?** No, it is cheaper and easier to maintain traditional construction homes. *Caveat:* We also discovered it is cheaper to construct and maintain Modular and Panelized housing as well, but our upper management didn't like it for marketing reasons.
Before I get into the nitty gritty FAQ, I’d like to share my professional perspective as an urban planner: these prefab homes are not always rated for or certified for earthquakes and seismic activity. We saw what happened in [Bohol (2013, Mw 7.2)](https://en.wikipedia.org/wiki/2013_Bohol_earthquake), [Cebu (2025, Mw 6.9)](https://en.wikipedia.org/wiki/2025_Cebu_earthquake), [GenSan (2026, Mw 7.8)](https://en.wikipedia.org/wiki/2026_Mindanao_earthquake) \- destruction to CHB and traditional-built structures; I fear for the day any earthquake above Mw 6 hits NCR/Metro Manila. 
My personal opinion is that I don’t believe that the current range of prefab homes available on the market will survive better/more resiliently than traditionally built homes that are constructed to the [current/updated NSCP code enforced by Presidential Decree No. 1096 ](https://www.dpwh.gov.ph/DPWH/files/nbc/PD.pdf) and the [updated NSCP as of 2015/2018](https://www.scribd.com/document/420988034/National-Structural-Code-of-Ph-7th-Ed). This being said, our government has been deploying modular transitionary homes for Filipinos affected by natural disasters, “[the Department of Human Settlements and Urban Development (DHSUD) has deployed modular shelter units (MSUs) to calamity-stricken areas –setting up new standards of transitory shelters in the country in 2025.](https://pia.gov.ph/news/dhsud-levels-up-standards-of-transitory-housing-with-deployment-of-modular-shelters/)” My company had also looked into using similar modular shelter units for our own construction temporary facilities (temp-facil), temporary construction site offices, ultimately we decided to just continue our current practice because these modular shelter units are designed to be temporary homes, not temporary offices.
**The issues me and my team of architects/engineers identified were:**
* Prefab is generally created for temperate-climate environments; the PH is like a sauna. Additionally, we have a lot of coastal regions that have saltwater air to deal with. Wood-based panels are vulnerable to rot, anay (termites). Tapos, yung saltwater air corrodes exposed metal/steel-frames at a higher rate.
* Flooding: issues with flood-resistant materials, seepage during sealant water tests; we found out that on-site QA was limited during the post-delivery installation phase; sometimes delivery teams just leave it as is and let the contractor (who is not with the prefab company) rubber-stamp the approvals.
* MAHAL, amputah, ang mahal pala - we lose all our 'savings' by shipping in those prefab builds from other countries. Whether the prefab is done in the PH or ASEAN/China, we have to shoulder the obligations of transpo and installation.
* Vertical modular means aligning plumbing stacks and electrical risers across stacked units; any misalignment at the joint = on-site rework. If the prefab company we work with would even allow us to touch it, we lose warranty.
* Fire protection ([RA 9514 Fire Code](https://lawphil.net/statutes/repacts/ra2008/ra_9514_2008.html)): every module-to-module joint is a penetration that needs fire-stopping; sprinkler and standpipe continuity across seams.
* Repairing is a bitch to handle; when a pipe bursts or a line fails inside a sealed panel, your average tubero or electrician knows CHB (concrete hollow block), have to call prefab partner to send a team out, or we lose warranty if we touch it ourselves - or worse, the client/tenant loses the warranty if they call a repairman themselves.
* Interstitial condensation (please ask Mr. Google): in temperate wall assemblies, the vapor barrier is on the wrong side in the tropics, trapping moisture inside the wall. That means corroding steel frame and mold (amag)
* Acoustics are terrible because thin panels transmit sound. Rain on a panel roof is deafening; sinubukan namin sa isang model unit tuwing site inspection, it just so happened na umulan na may kidlat at kulog at the time, we sheltered inside the model unit - grabe nakakatakot.
* Issues sa pag-certification ng fire safety as per BFP (Bureau of Fire Protection ng Pilinas), madaming kailangan daw, nagtatanong na sila ng grasa, more than the usual.
* Issues with insurance agents and real estate appraisers/valuators: we approached several companies in the Philippines (which I am professionally not permitted to divulge who), the majority of them shared issues with insuring both the construction of and the occupancy of prefab homes. Additionally, the appraisers/valuators informed our BusDev team that in general, they factor increased depreciation and OPEX for maintenance of prefab homes/assets.
* Insulation issues, yung problema natin sa Pilipinas is cooling the house, and a sealed, over-insulated box just traps heat and drives up your aircon bill.
* From an architecture perspective naman, homes in the equator or tropical regions should be built to maximize cross-ventilation, have operable windows, and preferably higher ceilings (double volume and the link). Having a boxy prefab home literally goes against much of the practical work of non-mechanical cooling; also, side note, this is also why homes in the PH aren’t encouraged to have a lot of large glass surfaces/sides (which can magnify or trap heat, and are prone to breaking/shattering during typhoon season)
* From a marketing & sales perspective naman, I was able to talk to one of our sales managers last week; in general, “Buyers want to personalize and expand: palawakin, add a second floor later, renovate to a larger kitchen, marami silang gustong gawin.” These are things that traditional building techniques can do and are flexible about, whereas proprietary prefabricated panels are unable to accommodate.
Finally, we have the issue of costs; the general assumption and stereotype of prefabricated homes is that it is significantly cheaper. I understand why naman the common belief stems from prefab being cheaper upfront; factory quote \~₱1M vs \~₱1.5M concrete alone. It’s true that from the factory, prefab units or panels are indeed cheaper. But what happens when you’re buying from China, on INCOTERMS Frieght on Board (FOB) or Ex Works (EXW), where the seller gives goods to the buyer at their own factory or warehouse? 
The buyer pays all transport and export costs, takes all risks, and does customs work. The costs balloon from there; you have to shoulder the costs, risks, and customs - and you still have to get the prefab to your actual site. In our study of prefabricated homes for the company, we found that the additional costs associated with getting the Manufactured/Mobile types could increase by 40-45% on average from initial costing prior to shipping, insurance, customs, movement over land, setup, finishing, etc. Ito talaga ang punchline: yung mura sa factory, magiging mahal pagdating sa site.
From my perspective as an urban planner and working for a real estate developer, prefab homes are not feasible for retail customers or even most private developers. It could be viable in mass-scale standardized, government-sponsored socialized housing developments. Would I ever want to live in a prefab home myself? Hell, no.
