I've been doing some research and it seems to me that investing in VOO and VTI on my own rather than having two actively-managed accounts through Franklin Templeton (which I opened through my Regions financial advisor) is a better option. Through Franklin, I've been buying FGRAX and FFOG, but because of the high fees and the potential for more volatility over the horizon of decades, it appears to me that a move to VOO and VTI would be beneficial.

I currently have a Roth IRA and an "individual" account through Franklin. I'm most familiar with Robinhood, so I'm considering transferring both accounts into there. I couldn't really find information on how to do to this properly. Apparently the Roth should be pretty easy and shouldn't incur fees or taxes because I'm simply rolling it over.
What about the individual account? I want to keep an account that will continue to grow but that I can withdraw money from without penalty. This is a 5-10 year type of account that will be used for things like a down payment on a house and things of that nature. Where's the best place for me to put that? Or do I liquidate it and invest into VOO and VTI manually through my brokerage app (Robinhood in my case)? If so, how do I handle the capital gains tax issue, or do I have to swallow it?
Am I going about this the right way? What would you do differently?
Thank you very much in advance.
