Aurionpro Wins ₹150 Crore AI Data Centre Order in Navi Mumbai: What It Could Mean for Property Prices and Rents

Navi Mumbai is emerging as one of India’s key data-centre hubs, with major hyperscalers and global operators investing in the region. The city already has several hundred megawatts of operational and planned data-centre capacity, while demand is expected to reach around 800 MW in the coming years, driven by AI and cloud computing. The latest development is Aurionpro Solutions’ ₹150 crore order from a global hyperscaler for an AI-ready data centre, announced on 5 October 2026. Some of the world's biggest tech and investment companies are investing in this one city.
What Aurionpro Has Won
Aurionpro will supply, install, test and start up an AI-ready data centre for the customer in Navi Mumbai. The work is expected to be finished in about nine months. This is the third project the same hyperscaler has given Aurionpro in less than a year. Together, the three orders are worth close to ₹300 crore.
The project also has a first for the company. Aurionpro will use the skid-based modular systems for the first time. In simple terms, parts of the data centre are built and tested inside a factory, then brought to the site. This means less work on the site and faster delivery. It also fits Aurionpro's plan to make more of its own equipment instead of buying it from others.
Why Navi Mumbai Is the Smart Choice
Mumbai city is already one of India's biggest data centre markets, and it has now little free land left. Navi Mumbai sits just across the harbour and offers much more open space for large campuses. It is also close to the businesses, banks and internet networks in Mumbai. This is why almost every big name in the industry already has a presence there, including NTT, Sify, STT GDC, Colt, Equinix, AdaniConneX and AWS.
It is expected that data centre demand in Navi Mumbai could reach about 800 MW in the next few years. AI is a big reason for this. AI computers need far more power and space than normal servers, and Navi Mumbai has room to grow.
The average property price in Navi Mumbai is around ₹11,607 per sq ft, and the 2BHK rents in the area is ₹5,000 to ₹13,000 per month, and in the areas like Nerul west it is around ₹95,000 per month.

Roads, Rail and Metro Links Connectivity
A data centre needs good connections for its engineers, equipment and suppliers. Navi Mumbai has these, like the Atal Setu, a 21.8 km sea bridge opened in January 2024, links South Mumbai to Navi Mumbai. The Sion-Panvel Expressway and suburban trains connect it to Thane and the rest of the region. Metro lines are also growing, and a proposed Gold Line metro is being planned to link both of Mumbai's airports.
Navi Mumbai International Airport
Navi Mumbai International Airport started commercial flights on 25 December 2025. It is run by a company in which Adani holds 74% and the state agency CIDCO holds 26%. The airport sits on about 1,160 hectares and is being built in four phases. When fully ready, it can handle up to 90 million passengers and 3.5 million tonnes of cargo every year.
For data centres, the airport matters because it brings more companies, offices and jobs to the area. These businesses will need more data and computing power, which means more demand for data centres.
Other Major Investments in Navi Mumbai
Aurionpro's order is one of many investments in the area. Here are some of the major ones,

Blackstone and Panchshil Realty, a planned 500 MW campus worth about ₹20,000 crore, which is reported to be India's largest data centre campus.
AWS (Amazon), a planned $430 million campus in Taloja, with a total capacity of about 473 MW.
Prestige Group, an MoU with the Maharashtra government with about ₹5,000 crore set aside for a data centre in Taloja. The state expects it to create 1,200 jobs.
Lumina CloudInfra (Blackstone): more than $300 million for a hyperscale campus in Airoli.

Is Navi Mumbai Next Big Tech Hub?
Aurionpro's ₹150 crore order shows that companies and investors are doing large investments and developments, while the roads, bridges and airport are in place to support the growth. If AI demand keeps rising, Navi Mumbai could soon be known as India's data centre capital.
