Blackstone Leases 4.5 Lakh Sq Ft GCC in Bengaluru, Targets $100 Billion Investments in India: Could Bellandur and Panathur Property Prices Rise Further?

Trade Brains | Oct 28, 2026 7:46 AM EDT

Bengaluru’s Bellandur–Outer Ring Road (ORR) corridor continues to attract global companies, with Blackstone opening a new global capability centre (GCC) at Prestige Lakeshore Drive. The development adds to an established commercial hub with major technology parks, financial services firms and multinational companies. The growing corporate presence could support residential demand in nearby areas, although the actual impact on property prices and rents will depend on hiring, office occupancy, connectivity and housing supply.
Blackstone Leases 4.5 Lakh Sq Ft at Prestige Lakeshore Drive
One of the major office leasing transactions linked to Blackstone’s Bengaluru expansion is its lease at Prestige Lakeshore Drive. Blackstone COE India Private Limited has leased approximately 4.5 lakh sq ft across 10 floors for five years, with a reported monthly rent of around ₹4.16 crore. The agreement includes a 15% rental escalation every three years and a three-year lock-in period. Located along the Outer Ring Road in Bengaluru, Prestige Lakeshore Drive is a large office campus jointly owned by Blackstone Real Estate and Prestige Group. The lease adds to the corridor’s commercial office activity and provides the physical space for Blackstone’s expanding operations in India.
Major Office Developments Along the Corridor
Several large commercial developments are adding Grade-A office space along Bengaluru’s Outer Ring Road corridor. The office market includes large technology parks and business campuses around Bellandur, Kadubeesanahalli and Marathahalli, with multinational companies occupying space across the area.

Prestige Lakeshore Drive: Located along the Outer Ring Road, the office park is jointly owned by Blackstone Real Estate and Prestige Group. Blackstone has leased approximately 4.5 lakh sq ft across 10 floors for its operations, making the development the primary focus of its Bengaluru GCC expansion.
Embassy TechVillage: Located on the Outer Ring Road, the office campus spans approximately 84 acres and offers around 9.7 million sq ft of leasable office space. It is one of the major commercial developments supporting corporate activity in the corridor.
RMZ Ecoworld: Located in the Bellandur–Outer Ring Road office market, the campus accommodates multinational companies across technology and other corporate functions.
RMZ Ecospace: Situated in Bellandur, the development is another established office destination along the Outer Ring Road, with commercial space serving corporate and technology occupiers.
Cessna Business Park: Located near Kadubeesanahalli, the office campus contributes to the concentration of large commercial developments along the eastern Bengaluru employment corridor.

These office parks provide the wider commercial context for Blackstone’s expansion. However, the scale of future office demand will depend on new leases, company hiring plans and occupancy levels across Bengaluru’s commercial real estate market.

Connectivity Supporting Office Growth
Bellandur’s location along Bengaluru’s Outer Ring Road (ORR) provides access to major technology parks, commercial centres and residential neighbourhoods across eastern and southeastern Bengaluru. The surrounding road network connects the area with established employment hubs and supports daily commuting for employees working in the corridor.

Outer Ring Road (ORR): Connects Bellandur with major office hubs such as Kadubeesanahalli and Marathahalli, supporting movement along Bengaluru’s technology corridor.
Sarjapur Road: Provides access to residential neighbourhoods and commercial developments across southeastern Bengaluru.
Panathur Road: Connects nearby residential areas with the ORR office corridor, although traffic and local road conditions can affect commute times.
RMZ Ecoworld and RMZ Ecospace: These established office campuses in the Bellandur–ORR area add to the concentration of corporate workplaces near Blackstone’s GCC.
Namma Metro Blue Line: The planned ORR metro corridor could improve public transport access for employees once operational.
Kempegowda International Airport: Approximately 45–50 km by road from Bellandur, depending on the route, providing access for domestic and international business travel.

These road links, nearby office parks and planned metro connectivity support Bellandur’s position as a major employment hub. However, peak-hour congestion and last-mile connectivity remain important considerations for employees commuting to the corridor.
Real Estate Impact
Blackstone’s new GCC adds to the existing corporate presence along Bengaluru’s Outer Ring Road (ORR), where companies such as HSBC, Accenture, Disney India, Honeywell and Booking.com have expanded their office operations. This established employment corridor could support demand for housing in nearby areas. Average residential flat prices in selected localities are as follows:

Bellandur: Average flat price is around ₹15,550 per sq ft, up 16.5% in the last 1 year and 63.7% in the last 3 years.
Panathur: Average flat price is around ₹15,300 per sq ft, up 10.1% in the last 1 year and 131.8% in the last 3 years.
Kadubeesanahalli: Average flat price is around ₹15,150 per sq ft, up 9.4% in the last 1 year and 94.2% in the last 3 years.
Marathahalli: Average flat price is around ₹13,700 per sq ft, up 51.4% in the last 1 year and 104.5% in the last 3 years.
Sarjapur Road: Average flat price is around ₹12,400 per sq ft, up 6.9% in the last 1 year and 58.0% in the last 3 years.

Potential Impact of Blackstone’s GCC on Property Prices
Blackstone’s lease of approximately 4.5 lakh sq ft across 10 floors at Prestige Lakeshore Drive could strengthen Bellandur’s position as a major workplace destination and add to demand for nearby housing and rental properties. Workforce expansion may increase housing demand in well-connected areas such as Bellandur, Kadubeesanahalli, Panathur and Marathahalli. This could support residential demand and property values over the longer term if corporate activity continues to grow. The actual impact, however, will also depend on hiring levels, housing supply, rental demand, connectivity and overall market conditions in Bengaluru.
