Chennai Plans New OMR–ECR Link Road: Travel Time to Kovalam Could Drop to 15 Minutes - Key Areas to Benefit

Traveling between OMR and the East Coast Road, ECR is set to get a lot easier. Right now, the only main link between these two busy roads often gets crowded. To solve this, the state government is planning a new connecting road. They have already launched the first major step by asking for detailed project plans. Even though the road is still in the early stages, the project is expected to impact the commute and real estate hubs along the way.
What Has Been Announced
The Highways Department has invited tenders to prepare a Detailed Project Report, DPR for a new link road from Sholinganallur on OMR to Kovalam on ECR. According to Deccan Chronicle, the road is planned as a six-lane road, and the tender was issued on Tuesday, October 27. Thus it is just in the planning stage.
Why Is This Road Needed?
At present, the Thoraipakkam to Neelankarai road is the only link between OMR and ECR. People going from Sholinganallur, Siruseri and Kelambakkam to Kovalam and Mahabalipuram have to travel about 12 km extra. The traffic is also heavy, and the trip to Kovalam can take more than an hour. The areas along both roads are growing rapidly, with IT companies, colleges, hospitals, hotels and new homes.
How Much Time Could You Save?
This new road is expected to bring the travel time down to just 10 to 15 minutes. It is also expected to ease the crowding at the Sholinganallur junction, which is one of the busiest spots on OMR. These are early estimates, so the real saving will depend on the final route and how the road is built.
Tech Parks and Companies Along the Route
This road is closely tied to Chennai’s IT belt on OMR. In Sholinganallur, the ELCOT SEZ is home to companies like Infosys and Wipro. In Siruseri, the SIPCOT IT Park, with companies such as TCS, Cognizant and Hexaware. Further down, near Kelambakkam and Navalur, there are parks like ETA Techno Park, Pacifica Tech Park and Alpha City. The new road will not connect these parks directly, but it could make the daily trip easier for the thousands of people who work there and live or travel towards the ECR side.
Key Areas That Could Benefit
The final route of the road is yet to be decided, so the exact areas will be clear only after the DPR is ready. But the places which are likely to gain are. Sholinganallur because the new road is meant to ease the traffic at its busy junction, the property prices here are around ₹9,000 per sq ft. Siruseri and Kelambakkam come next, and the current average property prices are ₹ 2,600 to ₹ 5,200 per sq ft.
On the other end, Kovalam and Mahabalipuram will become easier to reach for weekend trips and tourists, and the 2BHK rents in Kovalam and Mahabalipuram are ₹9,000 to ₹31,000 per month, and the current average property prices is in the range  ₹3,700 to ₹5,100 per sq ft. Nearby places like Navalur may also gain, the current property prices are ₹7,850 per sq ft . The ECR stretch itself could also see more traffic, which usually brings more shops, hotels and homes.

Relief for the Chennai-Tiruchy Highway
This road could help much more than just the OMR and ECR areas.  the Kilambakkam bus terminus sits on the Chennai-Tiruchy highway, all government and private buses heading south have to use it. During weekends and holidays, thousands of cars join them, causing traffic to jam for hours. To fix this, the government plans to build a better connection and widen the ECR to six lanes, hoping drivers will use the ECR instead and ease the heavy pressure on the main highway.
Connecting Inner Districts to the Coast: What Lies Ahead
Moving forward, another 52 km road between Maduranthagam and Mamallapuram is planned.  This new route would connect Karunguzhi to Poonchery , which will easily connect the proposed OMR-ECR link. However, both projects are still just plans, and exact details like the final route, land needs, costs, and timelines will only be clear when a detailed report is finished. If these projects move forward, they will eventually save hours of travel time for tech-employees, students, and families heading to Kovalam and Mahabalipuram.
