Bengaluru’s Metro Expansion: 6 Proposed Routes That Could Boost Property Prices - Hoskote, Bidadi & More
Bengaluru's metro network is extending out of its traditional city network, and the proposed metros are aiming at some of the peripheral growth belts. These routes may help to create greater mobility to residential, industrial and employment centres and have the potential to shape the development and the value of land along their lines.
Madavara-Tumakuru
The approximately 60 km Madavara-Tumakuru is an extension to the existing Green line metro. The project is currently in the DPR stage. This extension will enhance the connectivity of the Tumakuru Road–Nelamangala corridor. The proposed corridor will be used to connect important areas like Madavara, Dasanapura, Nelamangala and areas towards Tumakuru. Stronger metro services to these growing areas will enable a development of industries along the Tumakuru Road corridor and residential activity in the areas. The growing employment centres may lead to growth in demand for housing, retail and ancillary services along the Nelamangala-Tumakuru growth belt as well.
KR Puram-Hoskote via Budigere Cross
The 16.3-km stretch from the KR Puram to Hoskote is a Purple line extension currently in feasibility-study phase. BMRCL is also looking at a metro-cum-double-decker road structure for the corridor. The proposed stations are KR Puram, ITI bhavan, TC palya gate, Battarahalli junction, Medahalli junction, Avalahalli, Budigere cross, Kattamanalur gate, Hoskote toll plaza, KEB circle and Government hospital, Hoskote.
The corridor would enhance the public transport hubs in the fast-growing peripheral belt of East Bengaluru, especially Budigere Cross and Hoskote. These areas are already witnessing the real-estate brands buzzing with the Bengaluru-Chennai Expressway, Satellite Town Ring Road and other regional infrastructure. Greater land access from the metro could improve residential development around Budigere Cross and Hoskote and provide better access to the industrial, logistics and employment hub of the region.
Challaghatta-Bidadi
The 15-km proposed corridor from Challaghatta to Bidadi is an extension of the Purple Line from Challaghatta, and is still in the feasibility phase. The proposed extension is estimated to have approximately 13 stations along Challaghatta-Kumbalgodu–Bidadi belt which can change.
The extension would enhance metro connectivity on the Mysuru Road corridor towards Bidadi, thus connecting the industrial areas around Kumbalgodu and Bidadi to the established employment and residential hubs in Bengaluru. The existing industrial base of Bidadi benefits from easier access to labour and enhanced connectivity will help in further developing industrial, logistics and residential developments along the Mysuru Road-Bidadi belt. The development of the corridor may also contribute to greater commercial and residential demand in the surrounding areas.

Silk Institute-Harohalli
The planned 24-km Silk Institute- Harohalli route is a Green Line extension currently under the feasibility-study phase. The corridor is expected to have approximately 18 stations, the important ones being, Kaggalipura, Kanakapura Road and Harohalli along the Silk Institute-Kanakapura Road-Harohalli belt.
The extension will enhance the connectivity of the metro towards Kanakapura Road and towards Harohalli, which are the peripheral areas and closer to the established southern Bengaluru. A larger labour pool could be a windfall for Harohalli's industrial area as it will enable more industrial and logistics activity, while better connectivity will encourage more residential development along the Kanakapura Road -Harohalli corridor.
Bommasandra-Attibele
The proposed Bommasandra-Attibele extension is approximately 10.5-11 km and is in the feasibility stage. It will add to the current Yellow Line which runs from Bommasandra toRV Road, extending south from Hosur Road to Attibele. The current proposal has nine elevated stations like Narayana Institute cardiac science, Chandapura circle, old chandapura, Thirumagondanahalli, Balagaranahalli, Attibele industrial area, Yadavanahalli.
The extension will enhance connectivity between Bommasandra, Chandapura and Attibele, an area already witnessing significant industrial and employment activities. The enhanced metro connectivity could assist in facilitating workers from a larger residential catchment to reach the Bommasandra Industrial Area, Electronic City and Attibele's industrial areas, acting as a catalyst for further industrial and logistics development. Meanwhile, enhanced connectivity along Hosur Road can spur more residential and commercial development in the Chandapura-Attibele corridor to the south, bolstering the same.
Kalena Agrahara-Kadugodi Tree Park
The proposed route of the ~73 km long Kalena Agrahara-Kadugodi Tree Park is at the feasibility-report stage. This is not just an extension of an existing metro line, it is a new cross city corridor that connects the southern and the eastern parts of Bengaluru. The route, which is said to pass through Kalena Agrahara, Bannerghatta, Jigani, Anekal, Attibele, Sarjapur, Dommasandra Circle and Varthur Kodi, is expected to have over 50 stations. A parallel route of ~3.5-5 km extension from Jigani to the sports complex being proposed in Anekal/Surya City has also been proposed.
The corridor has the potential to have broad impact as it would link several high-profile growth markets in the south and east, which are not directly connected by metro today. The industrial and residential growth in Jigani and Anekal may provide greater linkages with the employment hub of Bengaluru, and the growth in residential and commercial areas of Attibele and Sarjapur could provide stronger linkages between the two.
How the proposed metro network will impact the growth Bengaluru
The proposed corridors would together provide metro connectivity to key peripheral growth areas like Nelamangala, Hoskote, Bidadi, Harohalli, Attibele, Jigani, Anekal, Sarjapur and Varthur. This may provide enhanced ties between employment centres and developing residential markets and facilitate industrial, logistics, housing and commercial development within these areas.
Enhanced connectivity in the past in Bengaluru metro corridors has been accompanied by considerable appreciation in value of properties. According to a WRI study, there was an annual residential price increase between 6-20% along parts of the North-South Phase 1 corridor and 7-13% along the East-West corridor. Another study on Bengaluru Metro said that, after commencement, metro has resulted in a 4.5% rise in land value throughout the city.
Conclusion
The proposed corridors of the metro are expected to change the growth dynamics outside the city core and link cities with residential, industrial and employment nodes. Most of the routes are at feasibility or DPR stage, while better connectivity can boost peripheral markets and facilitate long-term real estate development.
