Coimbatore Targets 200 GCCs by 2032: How GCC Growth in the Tier-2 City Could Impact Property Prices
Global Capability Centers, or GCCs, are offices that global companies set up in India to handle engineering, technology and other important work for their business worldwide. Most GCCs sit in big cities like Bengaluru, Chennai, Hyderabad and Pune. But now GCCs are also coming up in Coimbatore. A report, prepared by CII Coimbatore and EY, explains how the city plans to grow from 75 GCCs today to 200 by 2032. This has big implications for jobs, office space and real estate in the city.
A City Built on Engineering, Now Going Global
Coimbatore has been an engineering and manufacturing hub for over a hundred years. It started with textiles and grew into pumps, motors, machine tools and auto parts. This long industrial history means the city already has the technical talent and factory ecosystem that global companies look for.
Today, Coimbatore is home to 3.8 million people, with over 300,000 people working in technology. The city has 137 engineering colleges that produce over 30,000 STEM graduates every year. This steady stream of skilled young people is one of the biggest reasons companies are setting up offices here.
Why Are Companies Choosing Coimbatore?
Big cities like Bengaluru and Chennai are getting crowded and expensive. Companies are now looking for a second city to balance their operations and reduce risk. Coimbatore fits this need well, as it offers skilled talent at lower cost, along with a good quality of life.
The city also has real cost advantages. Office rent in Coimbatore runs at ₹55 to ₹70 per square foot a month, cheaper than Bengaluru's ₹75 to ₹125. Employees also stay longer in their jobs in Coimbatore. Senior engineer attrition, meaning employees leaving and their specific jobs in Coimbatore is only 8% to 12%, which is much lower than Bengaluru's 18% to 22%. Shorter commutes, more affordable housing and a calmer pace of life all help keep employees happy and loyal.
Big Pool of Already Existing Companies
Over 75 GCCs already work here, across industries like industrial technology, automotive, healthcare, energy and manufacturing. A US-based life sciences company started with just 15 employees in Coimbatore in 2007. Today, it has grown into the company's largest office worldwide, with about 1,500 employees. A French energy company now runs its second-largest India office from Coimbatore, with over 1,700 employees. These stories show that Coimbatore is a place where offices can grow into major hubs.
Major IT Parks & Tech Companies in Coimbatore
The existing major IT parks and tech companies in Coimbatore are, TIDEL Park Coimbatore is located near Peelamedu, housing global MNCs like HCLTech, IBM, and Accenture. KGiSL SEZ IT Park (CHIL SEZ) in the Saravanampatti belt that has tech giants like Cognizant and Bosch. India Land Tech Park located inside the CHIL SEZ campus supporting major global delivery operations.
The ELCOT SEZ & IT Park is a government-developed tech zone in Vilankurichi featuring a newly inaugurated six-storey IT tower and a dedicated Wipro campus. And, the SVB Techpark in the Kalapatti corridor near the airport, hosts tier-1 firms like Infosys and Deloitte. Rathinam Tech Park along Pollachi Main Road.
Government Support
The Tamil Nadu government has stepped in to support GCC growth. It launched a special scheme that gives companies a payroll-linked incentive, worth 30% of costs in the first year, 20% in the second, and 10% in the third year, for high-paying jobs. This scheme runs from April 2024 to March 2027, and Coimbatore is one of the three priority cities for it, alongside Chennai and Madurai.
The City Is Getting an Infrastructure Upgrade Too
To support this growth, Coimbatore is investing heavily in infrastructure. The airport is getting an expansion worth over ₹2,000 crore, growing its terminal size four times over. A ₹9,000 crore Metro Rail project has been approved for the city. New roads, like the Avinashi Road Elevated Expressway, are also being built to ease traffic.
The city is also becoming a hub for innovation. SNS iHub, India's largest nonprofit startup campus, aims to support 1,000 startups over ten years. It already works with over 300 mentors and 50 investors, focusing on technologies like AI, robotics and digital twins.

Impact of GCCs in Coimbatore Real Estate
More GCCs moving into Coimbatore means more demand for office space, especially high-quality Grade-A buildings. The report notes that the city currently has just 8 to 10 million square feet of office stock, which is a lot smaller than established cities. As more companies expand or set up new offices here, this demand for office space is likely to grow fast.
More jobs and more employees moving to the city can also drive demand for housing, especially in areas close to the growing tech and industrial zones. Currently property prices ₹5,918 per sq ft and the 2BHK rent ranges around ₹6,000 to nearly ₹45,000 per month. These high rents are mostly around Coimbatore Hi-Tech Infrastructure Private Limited (CHIL) SEZ IT park, and other IT parks.
Going Forward
Coimbatore has built its reputation over a century as an engineering town, and it's now turning that legacy into a global business opportunity. With strong government support, growing infrastructure and companies already choosing to expand here, the city is placing itself as a serious contender among India's business destinations. Reaching 200 GCCs by 2032 is likely to happen if the momentum is continuous, and Coimbatore could become one of the most exciting business and property stories in India over the next decade.
