Chennai’s Fintech City: A 110 Acre Business District Coming Up – Check Location, Metro Connectivity and Real Estate Impact
Chennai is getting a dedicated business district for banking, financial services and insurance, BFSI companies. It is called Fintech City, and it is coming up on Mount Poonamallee Road in Nandambakkam. The Tamil Nadu Industrial Development Corporation, TIDCO is building it. It will have offices, a hotel, homes and a central park in one place.
Why Chennai for a Fintech Hub?
Chennai already has a strong base of IT and BFSI companies. Tamil Nadu holds about 12% of India’s global capability centre, GCC market, and that 60% of the tech operations of BFSI Fortune companies are based in the state.
A GCC is an in-house office that a global company sets up in India to run its technology and business work. Fintech City is meant to give such companies, and fintech startups, good office space in a well-planned area.
What Is Fintech City?
The plan covers approximately around 110 acres in Nandambakkam, in Alandur taluk. The work is being done in phases. Phase 1 spans 56 acres with an estimated cost of ₹116 crore.
The plan includes offices, a luxury hotel and residential zones. TIDCO also highlights green infrastructure and eco-friendly practices. The area sits next to Chennai Trade Centre, which TIDCO and ITPO built together.
Location and Connectivity
Fintech City stands on Mount Poonamallee Road, SH-55. Chennai Trade Centre is on its east side, and a residential development lies to the south. The location works well for both office workers and visitors, because it is close to the airport, the Guindy industrial area and several big IT parks. Here are the key distances,
The project has good connectivity, located just 0.1 km from the upcoming Metro station and about 1.3 km from DLF Cybercity. Additionally, it is only 2.4 km from Kathipara Junction and the Alandur Metro station, 2.6 km from the Guindy Industrial Estate, and 6.5 km from Chennai International Airport.
The Metro station is part of Chennai Metro Phase 2, which is being built along Mount Poonamallee Road. The station will sit at Chennai Trade Centre, right next to the project. Many big names are close by, including L&T Innovation Campus, One Paramount, Olympia Technology Park and ASV Hussainy Tech Park. Hotels such as ITC Grand Chola and Le Royal Meridien are also nearby.
What Will Come Up Here?
The master plan for Phase 1 includes plots for BFSI companies, a central park, a hotel plot, a proposed residential area and the Fintech Tower. Some plots have already been allotted to BFSI clients, and other land is kept free for future development. The plan also has open space reserve (OSR) areas, which are meant to keep the district green and open.
The idea is to build a complete mini-city. People can work in the offices, stay in the hotel, live in the residential blocks and spend time in the park, all without going far.

Upcoming Hotel
TIDCO is offering an encumbrance-free, 2.38 acre plot within Fintech City for a 4 or 5 star hotel on a 99-year lease through an e-auction. The government-owned land supports a built-up area of about 5.05 lakh sq ft and features two access points via SH-55 and the Chennai Trade Centre.
This plot presents a highly lucrative commercial opportunity, as the adjacent Chennai Trade Centre hosts over 200 major events annually during peak years, with currently no 4 or 5-star hotel within walking distance.
TIDCO has tenders out in 2026, including flooring work at the Fintech Tower. It also published a tender in July 2026 for the e-auction of vacant plots at Fintech City on lease. So the district is still being built and its remaining land is still being offered.
What It Could Mean for Real Estate
For offices, Fintech City adds new Grade-A space in a part of Chennai that already has strong demand. Banks, fintech firms and GCCs bring jobs, and jobs bring demand for rental homes and flats in nearby areas such as Manapakkam, Porur and Guindy. The Metro station will make the area easier to reach, which usually helps both rents and resale values. Buyers and investors looking at nearby homes should wait for the Metro line and the first buildings to open before paying a premium.
Fintech City has a good location, a Metro station next door and a master plan that covers everything from offices to flood protection. It is still being built, so the real test will come when the first companies move in. Keep an eye on the Phase 2 Metro opening and on which firms take the remaining plots. These two things will show how fast the area grows.
