EPFO PF Withdrawal Rules 2026: How Much Can You Withdraw for Home Purchase, Loan & Repairs?

Trade Brains | Oct 3, 2026 12:06 AM EDT

Buying a home is a big financial step, and many people look for every possible way to arrange the money. Good news for EPF members: EPFO has made it much easier to use your own provident fund savings for housing. You no longer need to keep your PF locked away until retirement if you need money for a home. Here is a simple breakdown of these new rules.
What Changed in the New EPFO Rules?
Earlier, when you wanted to withdraw PF money for a house, the rules only looked at your own contribution to the fund. Now, that has changed. The new rules count your contribution, your employer's contribution, and all the interest earned on both, when working out how much you can withdraw. This means your total eligible amount is much bigger than before, and buying or repairing a house has become easier to fund from your own PF account.
What Can You Actually Use This Money For?
EPFO allows you to use your housing withdrawal for four simple purposes,

Building a new house
Buying a house, flat or plot of land
Paying off an existing home loan
Repairing, renovating or adding to a house or flat you already own

How Much Money Can You Withdraw?
You can withdraw up to 75% of your eligible PF balance. This eligible balance includes your own contribution, your employer's contribution, and the interest earned on both.
Here's a simple example. If your total eligible PF balance is ₹20 lakh, you can withdraw up to ₹15 lakh. The remaining ₹5 lakh stays in your account. Keep in mind, 75% is just the upper limit. The actual amount you get can be lower, depending on your specific purpose and other conditions that may apply. So the assumption that everyone will always get the full 75% is wrong.
Who is Eligible for This PF Withdrawal?
To use this facility, you simply need to have completed 12 months as an EPF member. This is much simpler than before, when different housing purposes had different rules about how long you needed to be a member, and how much you could withdraw depended on things like your basic wage and dearness allowance. Now, one simple rule covers everyone.

How Many Times Can You Withdraw for Housing?
You can use this housing withdrawal facility a maximum of 5 times during your entire time as an EPF member. This is important to keep in mind if you're planning to buy a home, pay off a loan, and later do repairs, since all of these fall under the same category of housing needs.
Also remember, with every withdrawal, the remaining PF balance decreases. So if you take out a large amount early on, you'll have less available for future withdrawals. It's worth planning ahead and thinking about all your future housing needs before using up your withdrawals.
Required Documents for EPF Housing Withdrawal
Here are a few property related documents which will required,

Aadhar Linked to UAN
PF contribution certificate
Property purchase agreement or allotment letter
EMI payment authorization letter
Composite claim form

Since EPFO rules and required documents can change from time to time, it's a good idea to check the latest official instructions for your specific type of withdrawal before you apply. This way, you avoid any surprises or delays in the process.
Does This Housing Limit Apply to Other PF Withdrawals Too?
No, and this is an important point to remember. EPFO also allows withdrawals for other needs, like medical treatment for yourself or your family, education for yourself or your children, and marriage expenses. Each of these has its own separate rules and its own limit on how many times you can withdraw. So don't assume the 5 time housing limit applies to these other categories too. They are counted separately.
Should You Actually Withdraw Your PF for a House?
Having access to a bigger amount of the PF can help you buy a home or pay off a loan without taking on extra debt. But your PF is meant to build up your retirement savings over the years. Every rupee you take out today stops earning interest inside your account. If you withdraw early in your career, this can make a real difference to how much you'll have by the time you retire, since that money loses years of compounding. So, it is wise to consider the withdrawal only when it is necessary, and there are no or very few accessible savings or investments with you.
