Andhra Pradesh’s ₹20,369 Crore 4-Lane Highway Plan: Major Towns That Could See Rise in Land Prices
Andhra Pradesh wants to widen some of its busiest two-lane national highways into four-lane roads. The plan covers about 446 km and has been sent to the Union Ministry of Road Transport and Highways. These are only proposals for now, but they matter, because good roads often decide where towns grow.
What is the Planned Project?
The state has planned ₹20,369 crore for highways, bypasses and road-over-bridges in its 2026-27 annual plan. Roads that carry more than 10,000 passenger car units a day have been given first priority.
Officials are expected to finalise the road alignments and prepare the Detailed Project Reports (DPRs) by March. If those reports are ready and submitted, the state hopes the Centre will release funds. Every project is still subject to approvals, clearances and funding decisions.
Connectivity in Rayalaseema
The biggest project in the plan is the Kadapa to Tamil Nadu border highway. It covers more than 150 km, and it is estimated to cost ₹3,100 crore. It reportedly carries about 13,000 PCUs a day, which is why it is high on the list.
Next is the Palamaner to Krishnagiri road on NH-40, about 97 km, estimated at ₹2,250 crore. It starts in Chittoor district and heads towards Tamil Nadu. The Muddunur to Kadapa stretch of 48.37 km is also proposed for four-laning, at about ₹1,900 crore.
Two more projects stand out. One is a 7.5 km tunnel through the ghat section between Kadapa and Rayachoti, estimated at ₹940 crore. It still needs more studies and forest and wildlife clearances. The other is a 5.8 km four-lane road from the Kadapa bypass to the Kopparthi industrial area, estimated at ₹332 crore. The plan also includes widening the 27 km Mudigubba to Kadiri road in Sri Sathya Sai district, at ₹680 crore.
Connectivity in Coastal Andhra
On the coast, the 39.57 km Akividu to Digamarru highway in West Godavari district is estimated at ₹2,709 crore. The Centre has asked for some relief for this project. It wants lower mining charges on gravel and crushed stone, and GST concessions from the state on cement and steel.
In Krishna district, the 38.46 km Gudivada to Hanuman Junction road is proposed for four lanes, along with a Gudivada bypass, at about ₹1,300 crore. The 31.90 km Amalapuram to Ravulapalem road is estimated at ₹720 crore. For this one, the state has not yet decided whether to build four lanes or keep a wider two-lane road. Traffic volume will help decide.
What It Could Mean for Real Estate
Better roads usually bring better demand for land. When a two-lane road becomes four lanes, travel gets faster and safer. Towns on the route become easier to reach, and people start to look at plots and homes that were once too far away.
Kadapa could gain the most, since several projects meet there. The link to Kopparthi industrial area may help in particular, because factories bring jobs, and jobs bring demand for rented homes and flats nearby. The average property price is around ₹5,688 per sq ft for Kadapa.
Along the coast, Gudivada and the Akividu stretch may see more interest for the same reason. Faster travel to larger towns makes small towns more attractive for living. The property prices are currently around ₹2,176 per sq ft in Gudivada.
Better connectivity between Rayalaseema and coastal Andhra, and towards Tamil Nadu, helps businesses move goods and people more easily. That is good for warehouses, small industries and local markets.

Things Buyers Should Keep in Mind
The roads still need approvals and funding, and some alignments are not fixed.
Land on the final route can be acquired for the road. Check the plan before buying a plot near it.
Sellers often raise prices after a road is announced. Wait until the project is sanctioned.
The Kadapa tunnel needs forest and wildlife approval, so it could take longer.
Check the title, the approvals, the land use and the related documents before buying.
Is It the Right Time to Watch These Areas?
This plan shows where Andhra Pradesh wants to improve its highways, and the towns on these routes are worth keeping an eye on. The Rayalaseema, Coastal Andhra and the areas towards Tamil Nadu is expected to be benefitted with this connectivity and infrastructure upgrade.
