Trade Brains | Oct 16, 2026 7:24 AM EDT

Bengaluru's next metro expansion could reshape how people commute, where businesses invest and which residential markets grow. Among the proposed routes, the Bommasandra–Hosur Metro stands out for its potential to connect Bengaluru's IT corridor with Tamil Nadu's industrial hub. Should the Bommasandra corridor be prioritized over Hoskote, Sarjapur, Varthur and north Bengaluru?
Bommasandra- Hosur metro
The proposed 23 km Bommasandra-Hosur Metro corridor could enhance connectivity from Bengaluru's Yellow Line to Attibele and the industrial belt of Hosur. The route will be approximately 12 km in Karnataka and 11 km in Tamil Nadu with 12 stations overall. The proposed corridor can improve accessibility to E-City, Bommasandra Industrial Area, Attibele, and SIPCOT industrial park in Hosur, benefiting IT professionals, manufacturers, and businesses in both states.
Companies such as Infosys, Wipro, TCS, TVS, Ashok Leyland and more are present on this route. Employees travelling from Hosur to E-city for IT jobs, workers between Attibele, Bommasandra and Hosur, residents of Chandapura, Jigani, Anekal, Hebbagodi will have better access to the city. Improved connectivity can facilitate job access and ease of commuting for residents of Bommasandra and Attibele. Being an electronics cluster, demand for residential real estate in Bommasandra is brisk. Average residential price ranges between ₹4,500-10,000 per sq.ft , and average 2BHK rent ranges between ₹10,000-25,000 per month based on areas and connectivity.
Other Proposed metro routes
KR Puram-Hoskote Metro
Kr-puram-Hoskote metro line would comprise 11 stations stretching over approximately 16 km, could provide an alternate commuting corridor to Bengaluru's eastern end. The Purple Line corridor would pass through TC palya, Bhattarahalli, Medahalli, Avalahalli, Budigere Cross, Katamnallur gate and Hoskote. The proposed metro could ease traffic on Old Madras Road (NH-75), enhancing connectivity to residential and commercial developments along the corridor. Companies such as SAP, TCS, ITPL and technology offices lie on this route.
Average residential price ranges between ₹5,500-15,000 per sq.ft , and average 2BHK rent ranges between ₹15,000-45,000 per month based on areas and connectivity.
OMR–Sarjapur via Varthur
Omr-Sarjapur line (via Varthur) could provide alternate commuting options for Bengaluru's IT corridor professionals travelling between Whitefield, Varthur, or ORR and Sarjapur daily. This corridor has seen housing and commercial demand surge due to enhanced connectivity and rising employment opportunities. A metro link here could reduce commute time and distance, alleviate road traffic, ease accessibility to employment centres, and catalyse further investments in this corridor. Companies such as Accenture, Microsoft, Goldman Sachs, RMZ Ecoworld and more lie on these routes. Average residential price ranges between ₹8,500-17,000 per sq.ft , and average 2BHK rent ranges between ₹25,000-50,000 per month based on areas and connectivity.
Inner Ring Road Metro
The proposed Inner Ring Road corridor will better connect Bengaluru's various commercial clusters, residential neighbourhoods, and employment centres. It will provide commuters with a convenient alternative to road transport around the city's commercial belt. Many startups, technology and commercial offices lie on this corridor. The localities around the ring road have diverse price trends that depend on the projects and their locations. Average residential price ranges between ₹10,500-16,000 per sq.ft , and average 2BHK rent ranges between ₹25,000-50,000 per month based on areas and connectivity.
MG Road-Varthur Kodi via HAL
The MG road-Varthur Kodi corridor (via HAL) can be an important alternative commuting corridor connecting Bengaluru's commercial belt to its expanding eastern residential belt. It will also aid easier commuting towards HAL, Marathahalli, and Varthur Kodi. Corporate offices, banks, financial institutions, and tech parks lie on this route. Enhanced accessibility here can improve investments and easing traffic on this road. Average residential price in these areas range between ₹10,500-26,000 per sq.ft , and average 2BHK rent ranges between ₹8,000-45,000 per month based on areas and connectivity.
Hennur–KIA Metro via Aerospace Park
The Hennur-KIA corridor (via Aerospace Park) can create a vital alternate commuting corridor connecting Bengaluru's residential belt in the north to its key employment centres, including KIA. It will provide a boost to aerospace projects in the region, catalysing investments and easing traffic on road linkages that connect these localities. Companies such as Boeing, Collins aerospace, KIA and other associated business lie on this route.

Which metro corridor should get priority?
The Bommasandra-Hosur metro extension has a valid case, since this can connect Bengaluru's IT belt to Tamil Nadu's manufacturing belt; it will have a multiplier effect on employment as well as investment in these localities. However, other corridors also have valid cases as they connect key residential belts to employment centres and these could be prioritized on the basis of demand. Bengaluru witnesses a huge passenger demand on an everyday basis and its metro network helps ease the traffic congestion and ease commute. But there are localities where the demand has increased manifold - and the construction of the metro could be prioritised on the basis of this passenger demand.
Conclusion
The Tamil Nadu CM, C. Joseph Vijay, has sought Centre's approval for Bommasandra-Hosur metro line, which would improve connectivity between Karnataka and Tamil Nadu. The proposed line can connect Bengaluru's IT corridor to that of Hosur's manufacturing belt, improving its productivity and ease of doing business in the region.
