Bengaluru-Calicut Route
Bengaluru to Calicut has many alternatives, but one route strands out. The route starts from Sarjapur and travels via Bagalur, Berigai, Vepanapalli, Maharajakadai and then south to Salem and Calicut, in Kerala. This stretch has been highlighted as an alternative if the more traditional stretch of Thoppur gets congested.
Apart from being a travel option, the corridor is also significant in terms of the real estate market because it goes through various established “suburbs” of Bengaluru, Tamil Nadu's smaller towns and emerging connectivity corridors.
Areas on Bengaluru-Calicut route
The Bengaluru-Krishnagiri stretch accounts for almost 100 km of this route, traversing developed urban regions as well as emerging pockets of villages. The main stations on this section are Sarjapur, Bagalur, Berigai, Vepanapalli and Maharajakadai from where one reaches Krishnagiri.
Of these, Sarjapur and Bagalur are the established markets of Bengaluru and the other markets are comparatively undeveloped markets, namely Berigai, Vepanapalli and Maharajakadai. Beyond the Krishnagiri it passes through Uthangarai and Ayothiapattinam and further south from there to Calicut.
Sarjapur
Sarjapur is mainly an IT based residential area, as it is close to Whitefield, Electronic City and Outer Ring Road. The broad corridor has a high technology footprint, with firms like Wipro, Accenture, DXC Technology operating in and around the area. The current average residential price ranges between ₹10,500 – ₹12,300 per sq.ft, and a 2 BHK in the area rents for approximately ₹15,000 – ₹40,000 per month.
Bagalur
Bagalur is becoming a residential and industrial corridor with the support of the larger Hosur manufacturing cluster and the increased logistics activity. The current apartment price trend in Bagalur–Hosur belt is around ₹9,500–₹11,500 per sq ft and the 2 BHK rentals are typically priced around ₹15,000–₹40,000 per month.
The region is also surrounded by industrial and warehousing activity, with Bagalur Aerospace Park companies including Collins Aerospace, Boeing India and Shell located nearby.
Berigai
Unlike other markets Berigai is gaining the momentum of becoming more of an industrial market than a residential one, with its close vicinity to Hosur's industrial market. There is a manufacturing unit set-up in this area by Chemplast Sanmar and other industrial units are also established around the Berigai belt area.
With the relatively less build up of the area, compared to Bengaluru and Hosur, there is a scope for the industrial land, warehousing and plotted development in the area with the improvements in connectivity. The average residential price ranges between ₹500-₹ 3,500 per  sq.ft and average 2bhk rental ranges between ₹ 7,000-22,000 per month depending on area.
Vepanapalli
Focused on agriculture, small industries and local manufacturing and not IT in Vepanapalli, which is still a small, semi-rural market. On the wider belt there are factories like that of Gokaldas Exports at Vepannapalli.
The property rates are still low in comparison with the guideline rates of the government, which in Vepanapalli registration area are in the range of ₹750–₹1500 per sq ft, depending on the locality.  This lower base coupled with the better road connectivity and the presence of the Hosur–Krishnagiri industrial belt would enable the gradual residential and industrial land use development.
Maharajakadai
Maharajakadai is a smaller developing market with potential associated with the connectivity of the highway, industrial activity and logistics rather than IT. There are 21 registered industrial estates in the wider area of Krishnagiri district and the Krishnagiri industrial estate itself covers approximately 42 acres of land and is home to engineering, food processing and other industrial units.
The average residential price ranges between ₹800-₹ 2,500 per  sq.ft and average 2bhk rental ranges between ₹ 6,000-12,000 per month depending on area.
Krishnagiri
The biggest established market here is Krishnagiri where manufacturing and engineering and food processing and logistics are the driving economic components. The district has over 8500 MSMEs and has some major companies like Titan, TVS Motors and Ashok Leyland.
The average price of residential property ranges between ₹800-7,500 per sq ft with wide variations across localities. A 2 BHK typically rents for around ₹8,000–₹15,000 a month.  The city of Krishnagiri is an important node in the corridor due to its highway links and industrial development.
Uthangarai
Uthangarai is still a small agricultural market with development mostly concentrated around the local business and the highway between Krishnagiri and Salem. There are fewer independent houses available for rent; an average stand-alone 2 BHK house costs ₹8,000 a month.
Ayothiapattinam
Ayothiapattinam has a more robust market for residential and plotted-development, owing to its close proximity with Salem. The average price of property in the area is approximately ₹3,800 per sq ft and the rentals for 2 BHKs are approximately ₹7,000-₹15,000 per month.
Salem
The economic backbone of Salem is manufacturing, textiles, steel, logistics and services, while it is the largest urban market in this section. The average price of residential property is approximately ₹6,270 per sq ft and differs significantly depending on the locality.  Local industrial anchors and companies around the city include the Salem Steel Plant of SAIL, TVS and various SIPCOT industrial estates.

What factors could drive real estate growth along the corridor?
Better road connectivity will be one of the components of the real estate potential of the route, impacting the development on these locations including Bengaluru's outward reach, Hosur–Krishnagiri manufacturing belt, industrial investments, logistics activity and relatively low land prices.
The most significant change may be housing demand moving from IT led housing demand in Sarjapur to industrial, logistics, plot development demand in Tamil Nadu stretches. These markets may experience increased demand for housing, commercial buildings and commercial land with the growth of employment centres and infrastructure development.
Conclusion
The Bengaluru–Calicut route offers more than an alternative travel connection. It passes through a diverse real estate landscape, from Sarjapur’s established IT-driven market to the emerging pockets of Bagalur, Berigai, Vepanapalli and Maharajakadai, before reaching the industrial centres of Krishnagiri and Salem. With manufacturing, logistics, infrastructure and Bengaluru’s outward expansion shaping the corridor, these areas could gradually gain greater residential and commercial relevance.
