Bengaluru’s Peenya-Jalahalli Corridor Is Expanding: ABB Invests $21 Million as New Tech Centre Takes Shape - Will Property Prices Rise?

Trade Brains | Oct 2, 2026 5:30 AM EDT

Bengaluru’s Peenya-Jalahalli stretch has long been an established manufacturing hub, with a strong presence of engineering, machinery and industrial companies. The corridor is now gradually evolving towards advanced manufacturing and technology-led industrial activity. ABB’s $21 million investment in its Peenya operations and the upcoming NSIC Technology-cum-Common Facility Centre are adding new manufacturing and technology infrastructure to the region. The growing industrial activity could also support residential demand in nearby areas.
Why Peenya-Jalahalli Is Emerging as a Major Manufacturing Corridor
The Peenya-Jalahalli stretch is gaining attention due to its established manufacturing base, large industrial facilities and strong road and metro connectivity. The presence of major companies such as ABB and Volvo, along with industrial hubs such as Peenya Industrial Area and Jalahalli, is further strengthening its position as a key manufacturing corridor in Bengaluru.
ABB Invests $21 Million in Peenya Operations
One of the major developments in the corridor is ABB’s investment of around $21 million in its Peenya operations. The company is expanding manufacturing capacity for low-voltage drives and specialised motors, including flameproof, roller-table and large smoke-venting motors. ABB is also adding an innovation lab, remote monitoring and diagnostics capabilities, upgraded training facilities and modernising its electromagnetic flowmeter calibration rig. The investment is aimed at strengthening ABB’s existing manufacturing and advanced technology capabilities in Peenya.
New Technology Infrastructure Supporting the Manufacturing Ecosystem
Another development changing the industrial profile of Peenya is the NSIC Technology-cum-Common Facility Centre, for which the foundation stone was laid in May 2026. The proposed facility has an estimated cost of around ₹46 crore and will include advanced material testing laboratories, common technology facilities, skilling and training infrastructure and innovation support. It will also cover areas such as Industry 4.0, advanced drone technology and industrial automation.
Major Manufacturing Developments Along the Corridor
Several established companies and industrial facilities are supporting the Peenya-Jalahalli manufacturing ecosystem.

ABB: ABB operates manufacturing facilities in Peenya and is investing $21 million in 2026 to expand production capacity and advanced technology capabilities.
Volvo Construction Equipment: Volvo CE has operated its Bengaluru facility in Peenya since 1978, where it manufactures crawler excavators, soil compactors and asphalt pavers.
HMT has a long-established manufacturing and engineering presence in Jalahalli, including its Bengaluru Complex of HMT Machine Tools.
Wipro Infrastructure Engineering: Wipro Infrastructure Engineering has a long-standing manufacturing presence in Peenya, with its first hydraulic cylinder manufacturing facility established there in 1976.
Kennametal: The engineering and industrial technology company has manufacturing operations in the Peenya industrial belt.
NSIC Technology-cum-Common Facility Centre: The new facility will provide technology, testing and skill-development support to MSMEs operating in and around Peenya.

The combination of large manufacturers, engineering companies and smaller industrial units gives the corridor a diversified manufacturing base.

Connectivity Supporting Peenya-Jalahalli’s Industrial Growth
The Peenya-Jalahalli corridor benefits from a combination of metro, road and rail connectivity, which can improve accessibility for companies and employees.

Green Line: Jalahalli and Peenya are both Green Line metro stations, providing connectivity towards Yeshwanthpur, Majestic and other parts of Bengaluru.
Tumakuru Road/NH-48: Connects Jalahalli and Peenya with Yeshwanthpur, Nelamangala, Tumakuru and northern parts of Bengaluru.
Outer Ring Road (ORR): Connects the corridor with major employment and commercial hubs across Bengaluru through Goraguntepalya.
Jalahalli Cross: Acts as an important junction connecting Jalahalli, Peenya Industrial Area and Tumakuru Road.
Yeshwanthpur Railway Station: Provides access to suburban and long-distance rail services and is located close to the corridor.
Kempegowda International Airport: Around 30–35 km from Jalahalli by road, providing connectivity for business travel.

Together, these transport links improve employee accessibility and connect the corridor with major industrial, residential and commercial areas across Bengaluru.
Real Estate Impact
The continued industrial activity in Peenya and Jalahalli could support residential demand among employees working in manufacturing, engineering and other businesses in the surrounding areas.

Jalahalli: Average flat prices are around ₹9,250 per sq ft, up 33.1% in the last 3 years and 62.3% in the last 5 years.
Peenya: Flat prices range from around ₹10,400–₹16,700 per sq ft, while land prices range from around ₹2,350–₹11,250 per sq ft.
Yeshwanthpur: Average flat prices are around ₹13,350 per sq ft, up 51.7% in the last 3 years and 113.6% in the last 5 years.
Nagasandra: Average flat prices are around ₹11,500 per sq ft, up 8% in the last 1 year.
Jalahalli East: Average flat prices are around ₹12,900 per sq ft, up 54.5% in the last 1 year and 96.9% in the last 3 years.
Mathikere: Average flat prices are around ₹8,950 per sq ft, up 5.3% in the last 1 year and 28.8% in the last 3 years.

Potential Impact of Manufacturing Growth on Property Prices
The expansion of existing manufacturing operations and development of new technology infrastructure could strengthen Peenya-Jalahalli as an industrial employment corridor. Rising industrial activity may support demand for housing and rental properties in nearby locations such as Jalahalli, Peenya, Nagasandra and Jalahalli East. This could support residential demand and property values over the longer term, depending on employment growth, housing supply, connectivity improvements and overall market conditions in Bengaluru.
