Hoskote Gets Green Light for Metro: Expressway, Ring Road & High-Speed Rail Could Turn This Bengaluru Suburb Into Property Hotspot

Hoskote was once seen as a quiet town on the edge of Bengaluru. That picture is changing fast. A Metro line, an expressway, a ring road and even a high-speed rail station are all being planned in and around this town, about 30 km east of the city. Here is a simple look at what's coming to Hoskote and what it could mean for the area.
The CM Has Approved a New Metro Line
The Bengaluru Metro Rail Corporation Limited, or BMRCL, is now preparing a detailed project report for a 17-km Metro line connecting KR Pura to Hoskote, and work will begin once the detailed report is ready.
BMRCL is already building a short elevated stretch near Kadugodi station for train turnaround. The new KR Puram route is a fresh approach to the same goal, better public transport for this part of the city.
An Expressway Is Already Partly Open
While the Metro is still being planned, road connectivity around Hoskote is already changing. The Bengaluru-Chennai Expressway is partly operational, with its roughly 100 km Hoskote-Baireddipalle stretch into Andhra Pradesh currently open to traffic. The remaining sections are still being built.
Hoskote also connects to the Satellite Town Ring Road, often called STRR. An 83 km stretch of this ring road, running from Dabaspet to Hoskote through Doddaballapur and Devanahalli, is already being operated by NHAI. This matters because it lets vehicles move around the outskirts of Bengaluru without having to pass through the city centre.
A High-Speed Rail Station Is Also in the Plans
Along with roads and metro, an integrated station connecting the Bengaluru-Chennai and Bengaluru-Hyderabad high-speed rail corridors has been proposed at Hoskote. With the station, a depot, workshops and an operations control centre are planned nearby at Kodihalli.
Authorities are also looking at transit-based development in the area, with around 80 hectares of land proposed to be acquired for transport infrastructure. If even some of this comes through, Hoskote could slowly turn from an outer suburb into a proper multi-mode transport hub.
Reason Behind This Upgrade
A big reason behind these plans is traffic. Even before the Bengaluru-Chennai Expressway became fully functional, NH-75 was already carrying more than 80,000 passenger car units a day. Once the expressway opens fully, and once the STRR link toward Hosur Road is added, traffic on the Hoskote-KR Pura stretch is expected to rise further. Some estimates suggest it could touch around 1.5 lakh passenger car units in the coming years, though this figure is also only a projection, not a confirmed number.

What Could All This Mean for Hoskote?
If these projects move forward, Hoskote could see a real shift, better access to job hubs in East Bengaluru, more public transport choices through the Metro, faster regional travel via the expressway and STRR, and possibly a future link to high-speed rail too. This could also open the door to new commercial and transport-linked development in the area.
The average property prices in Hoskote has seen an appreciation of around 105%, and the average property price is approximately ₹8,050 per sq ft. The 2BHK rents in Hoskote ranges from approx. ₹13,800 to ₹30,800 per month.
A Suburb to Keep an Eye On
For now, Hoskote is best seen as an emerging transport corridor rather than a finished one. But with the Metro, expressway, ring road and high-speed rail plans all converging around the same town, it's hard to ignore the pattern. If even half of these projects come through on schedule, Hoskote could genuinely become one of Bengaluru's key gateways to the east in the years ahead.
