North Bengaluru Rises as New Education Corridor: List of Established & Upcoming Institutions in Devanahalli, Yelahanka & More

North Bengaluru is known mainly for one thing, which is the airport. Recently, the corridor from Devanahalli through Kundana, Doddaballapura, and the upcoming KWIN City is quickly turning into one of the city's most talked-about education and real estate corridors, with universities, international schools, and billions in fresh investment all landing in the same belt.

What's Already Built, and What's Coming
A genuine mix of established and upcoming institutions is now spread across this corridor. On the higher education side, Chanakya University, Vidyashilp University, Amity University Bengaluru, Ramaiah Institute of Science and Management (RISM), GITAM, and Cambridge Institute of Technology are already functioning. Alongside these institutions, including St. John's University, Dayananda Sagar University, KLE University, PES University, RV College, Pragati University, Sharda University, and even a proposed IISc presence are planned specifically for KWIN City.
The school segment is just as active. International and global-curriculum schools like Harrow International School Bengaluru, Stonehill International School, Vidyashilp International School, Akash International School, Treamis World School, and several others have set up or are setting up campuses across Devanahalli and the surrounding belt, many offering IB, Cambridge IGCSE, or CBSE-international curricula.

Why Is North Bengaluru Growing So Fast?
A few things are converging at once to make this corridor attractive,

The airport advantage. Kempegowda International Airport sits right at the centre of this belt, giving the entire corridor strong connectivity.
Available land. Unlike Bengaluru's saturated eastern and southern zones, North Bengaluru still has large tracts of developable land, making it easier to plan big, integrated projects like KWIN City.
Government-backed planning. KWIN City is a state-government initiative built around four pillars which are knowledge, wellbeing, innovation, and research.
Job creation nearby. The KIADB Aerospace Park in Devanahalli already hosts global aerospace and defence companies, and a proposed IT Investment Region near Devanahalli is expected to bring in IT, biotech, and advanced manufacturing jobs too.

Recent Investments Backing the Growth
The scale of investment flowing into this belt is significant. KWIN City alone is estimated at around ₹40,000 to ₹48,000 crore, with the potential to create close to 1 lakh jobs once fully developed. It's expected to bring in industries, including semiconductors, advanced manufacturing, artificial intelligence, mobility technology, healthcare, and research.
Major companies are already responding. Toyota Kirloskar Motor recently signed a ₹1,200 crore MoU tied to this corridor, and real estate developers including Prestige, Sobha, and Puravankara have started acquiring land around KWIN City in anticipation of future demand. On the aerospace side, several global aerospace and defence majors have already set up large engineering and R&D campuses within the KIADB Aerospace Park.
What This Means for Real Estate
All of this activity is already showing up in property data. North Bengaluru accounted for around 34% of all residential launches in Bengaluru in 2025, and property prices across key micro-markets like Thanisandra, Yelahanka, Devanahalli, and Bagalur have jumped approximately around 69% to 133% since FY2021.
Average apartment prices in North Bangalore is approximately ₹11,205 per sq ft, and accurate prices depend on the exact micro-market. The education and employment growth in this belt is consistently creating demand for plotted land and 1BHK or 2BHK apartments.
The Bigger Picture
North Bengaluru's shift from an airport-adjacent suburb to a genuine education and innovation corridor is the result of deliberate government planning around KWIN City, paired with the natural advantage of having a major international airport right in the middle of it all. With universities, international schools, aerospace companies, and now global carmakers all placing bets on this stretch, the region looks set to remain one of Bengaluru's most closely watched growth corridors for the next several years.
