Puravankara Q2 pre-sales surge 62% to ₹2,136 Cr as developer enters Delhi-NCR market
Real estate companies are judged on two timelines at once. Pre-sales show how many buyers are signing up today, while revenue only arrives when the homes are handed over, often years later. What a developer buys and launches now therefore decides how busy it will be down the road, which is why investors watch land deals as closely as sales.

Customer collections rose 24% to Rs. 1,301 crore, and sales area grew 22% to 1.83 million sq. ft. Average price realisation went up 32% to Rs. 11,651 per sq. ft. The Q2 additions include a joint development in South-East Bengaluru, redevelopment rights for three societies in Goregaon West, Mumbai, with a GDV of about Rs. 2,600 crore, and a 13.44-acre parcel in Greater Noida, which marks its entry into Delhi-NCR. Financial & Business Analysis
Looking at the quarterly results of Puravankara Ltd., the company’s consolidated revenue from operations increased by 62.84 percent YoY, from Rs. 538.64 crore in Q1 FY26 to Rs. 877.15 crore in Q1 FY27, and decreased by 43.08 percent QoQ from Rs. 1,540.99 crore in Q4 FY26.
In Q1 FY27 Puravankara Ltd., consolidated net profit turned positive by 128.89 percent YoY, reaching Rs. 26.02 crore compared to Rs. (90.08) crore during the same period last year. As compared to Q4 FY26, the net profit has decreased by 82.06 percent, from Rs. 144.96 crore. The basic earnings per share stood at Rs. 1.22 as against Rs. (2.85) recorded in the same quarter in the previous year, FY2026.
Puravankara is mainly a residential developer, with Bengaluru as its core market. In Q1 FY27, Bengaluru was about 59% of its sales value, and the rest came from cities such as Mumbai and Pune. It has also built about 3 million sq. ft. of Grade A commercial space and runs an interior design arm, Purva Streaks. Revenue from homes is booked only when they are handed over, so today's strong pre-sales feed into revenue in later quarters.
For a developer, the land bank and ongoing projects serve as the order book. At the end of June 2026 the land bank was about 40 million sq. ft., with 35.14 million sq. ft. of projects under way and 3.20 million sq. ft. of completed homes still waiting for revenue to be booked. The company's full-year pre-sales guidance is Rs. 11,200 crore, and H1 pre-sales of about Rs. 3,575 crore are roughly a third of that. The commercial asset sale also frees up cash and supports its debt reduction plan. The management has said its priority now is to turn the new sites into launches and cash flows, and that is the thing to watch.
Industry Context
The housing market is steady, with Bengaluru and Mumbai leading. As per Anarock, sales in the top seven cities rose 3% to 100,220 units in July-September 2026, with Bengaluru up 12% to 16,670 units and the Mumbai region up 5% to 31,750 units. Together they made up 48% of sales. Average prices rose 7% over the year, and new launches climbed 18% to about 1.14 lakh units.
There are also a few cautions. PropEquity counted sales falling 6% to about 1.03 lakh units in the same quarter, so the data is mixed. Unsold inventory rose 12% to about 6.31 lakh units, and the Reserve Bank of India raised the repo rate by 25 basis points to 5.50% on October 7, which can make home loans costlier. It also raised its FY27 GDP growth forecast to 7.1% and put CPI inflation at 5.2%. Developers with strong brands and good locations tend to do better when the market is cautious.
