Get their License to Sell (LTS) number and check with DHSUD if legit. Usually may title na dapat yan before magka LTS. When buying from small developers/individuals, never buy any property without seeing the title first para makapag due diligence. You'll need to see the title, tax dec, and tax clearance at the very least before pumirma on any contract or mag labas ng payment. Then get the Certified True Copy sa Registry of Deeds to check if may issues/annotation sa title, or even to check if ung kausap mo is the one reflected on the title (or atleast their SPA). Also, make sure may Contract to Sell kayo before maglabas ng payment. Otherwise, para mo na rin sinugal ung P150k. But don't loose hope, just make sure nag kkeep in touch ung kausap mo or alam mo kung saan sila pwede hanapin if hindi na nagparamdam sayo.
