At a time when the rest of the market has high P/E ratios, REITs have been depressed for several years and are on sale.
There is an investment theory which says that as interest rates get cut and zero risk money market funds start paying out a paltry 2% yield, some investors will be looking for higher dividend investments and some may turn to REITs. Also, with the real estate market depressed, it's possible that little new real estate is coming onto the market.
You do need to study the field and choose your REITs and REIT sectors carefully.
I currently own a bunch of AHH, NNN, WSR, SILA, KIM, KRG, FR, REXR, BSRTF, NLCP, a token amount of O, a little VICI, ABR (high risk mortgage REIT), and MPW (which is held for the possibility of a short squeeze). Would consider some WPC if I had the powder and the price was right.
Recently sold ARE to collect a capital gains loss and anticipate a further price drop if it has a dividend cut. Planning to buy back in if it drops after a dividend cut.
Most of what I know I know from watching videos from YouTuber Jussi Askola, watch all of his videos for the past year perhaps to get a feel for REIT investing.
