Lmao. Rent to cost ratio for properties in the PH is 19 years. So on average it will take 19 years for a property owner to see an ROI purely from rental income.

Hi po, not sure if this is the right sub for this question. Just have few questions lang po about sa current offer ng client ko.

For the context, I am employed with an offshoring company here in PH and partnered with an AU client doing IT services. I'm currently earning 52,000PHP gross monthly, after taxes and gov fees will be around 45,000. I also have an HMO with 210,000 annual coverage and other employment benefits such as paid leave, 13th month, etc.
Now, the client decided to work with me directly as an independent contractor, which will take out all my employee benefits. The current offer is 74,000 monthly or 3,700 per day. I will be taking care of my own taxes, gov fees and other stuff. Also, they will be providing equipment such as laptop and monitors.

Will this be a fair offer considering all stuff na I will lose? Any suggestions will be accepted po. Also, this is the first time I'm doing a direct contract with a client, and I don't have any ideas with negotiation.

I have a good working relationship naman kay client and he asked me to review everything to come up with a fair decision and he's willing to discuss it naman. Thank you po!

Hi OP!
The plan provides guaranteed payouts which makes the premium higher than other plans. Apart from that, this is dividends earning as well. Anything that has money back tends to have higher premium, not just with AIA/BPI AIA.
For this plan, it’s available in other longer payment terms so premium will be spread out - 10yrs at 20yrs. I have clients who opted for the 20yrs.
Since their college funds are all set, I’m wondering if health insurance is an option? This is 2 in 1 na (life at health) and has lower premium, but coverage is until 100 in most plans with AIA PH/BPI AIA.
For example, AIA Critical Protect 100 for my 1yo nephew has a P30K+ annual premium for 10yrs with P1M coverage. That’s P300K+ total premium paid and covered na siya until age 100.
The rest, you can set aside like putting in MP2, digital banks like GoTyme.
Stocks. Pwede din pero this is not really for everyone. One of my clients even enrolled in a trading school but ended up not utilizing it.

exactly, it is a solution where labor cost is 10 times and more higher the PH or when you need a house quickly. it lives as long as traditional amakan houses 15 to 20 years

Personally, if you are still young and still far from retirement, I'd maximize both strategy. My portfolio is a mixture of PH (my country) and US equities. My PH holdings are dividend stocks since it's the most effective strategy here while my US portfolio is dominated by high growth, low yield ETFs paired with commodity ETFs and dividend aristocrats. My PH portfolio funds my US portfolio in part through dividends it earns. The cycle is repeated over and over again.

Bakit kasi 3 unita kinuha mo? Rentals in PH are very bad investment. Less than 5% return on investment excluding pa real estate taxes and vacancies. Better off with pag-ibig mp2 if investment purposes. Mine is not. its residential with amortization rate lower than rental of same units in the subdivision.

The demand is high for real estate in general here in PH but unfortunately, the prices are too high. We were lucky to sell our condo unit but it was to a friend so madali ang naging mga pangyayari. Hindi nag bababa ng prices ngayon mga condo developers kahit na alam nila bagsak yung market but they're doing marketing or sales tricks such as low to no down payment at direct financing (no need bank loan).
Kelangan mo talaga ibaba yung presyo kung gusto mo mabitawan yan lalo kung wala ka kilala na potential buyer at aasa lang sa agents. Good luck po

Technically airbnb has the highest income rather than fixed term. However, it's kinda difficult to ROI on just leasing it. What basically makes you earn more money from it is the property getting it's capital appriciated aka the property's value increases. Buying it in pre-selling in paper will get you more money since pre-selling units are sold at a lesser amount especially if you buy it when they start offering it. Then check the location and the developer. Good locations has a higher chance of getting rented or sold. While having a good developer will ensure that the unit or the building won't turn bad after 10-15 years thus losing value.
However, in the PH, there is currently a condo oversupply and most units are overpriced so proceed with caution since a lot of people who venture into buying a condo, mostly OFWs, had theirs either repossessed or is losing them more money. If you hit a jackpot or the condo market gets better you can possibly earn more than your capital.

Mas mura ung PH freight forwarders vs CN's based on my experience
Pwede ka pa rin naman maghire ng chinese agent. Trabaho nila i-QC check ung bnili mo. Sabihan mo na lang na may freight forwarder ka at doon nila ipadala ung binili mo
Pero make sure ung factory na pagbibilhan mo ay malapit sa warehouse ng freight forwarder mo since may shipping fee yan.

I checked [Vietnam's top div stock rankinig on Tradingview](https://www.tradingview.com/markets/stocks-vietnam/market-movers-high-dividend/) and you guy have bunch of high yields. You can start your research from there.
It is realistic for someone in any country that brokers like IBKR can be accessed. I'm from PH and I use GoTrade.

Well, can't speak for Vietnam but you can get W-8 BEN form to claim tax treaty benefits if any. My funding and withdrawal currency conversion follows GoTrade's plus my bank's fees.
