TRUMP: SET TO UNVEIL NEW AI PLATFORM “TRUTH AI” lmao

Developers are unaffected. They pre-sell at the price of an already finished condo. They lure you in with low monthly payments for the first 12-48 months, then hit you with a bill for millions, with no guarantee that you'll be able to get a bank loan. If you fail to get a loan, you're forced to resort to pasalo, or else you need forfeit the payments and have to move out any way. Developer then sells the condo to some other sucker at an increased price. If you do get a loan, the bank's monthly amortizations are at least 2-3x what you were originally paying monthly to the developer. Once unable to pay, the unit gets foreclosed. In any case, the developer is sufficiently protected against market fluctuations.
Your only options for decreased prices are pasalo, where the former owner is desperate just to get their money back, or foreclosure, when the bank is willing to go below market just to get the asset off their books (usually applies to older condos).
You could maybe look at smaller developers with less brand recognition, as they don't normally have other sources of revenue to keep their real estate operations afloat (like DMC or Ayala). Based on personal experience, that comes with its own set of hassles, like cost-cutting on materials, quality of workmanship, apathetic or incompetent Board/PMO, etc. The most ridiculous thing I've heard when arguing with a small-time developer's President over a condo they were trying to turnover was "You shouldn't expect perfection, we are not Megaworld." I was literally just complaining about how dirty the NEW condo unit was and refused to accept it until they cleaned it properly, got the dirt smudges off the walls, and fixed some of the shoddy workmanship.

In addition, Protara has granted the underwriters a 30-day option to purchase up to an additional 1,956,521 shares of common stock at the public offering price, less underwriting discounts and commissions. All shares in the offering are being sold by Protara. The gross proceeds from the offering are expected to be approximately $75 million before deducting underwriting discounts and commissions and offering expenses payable by Protara and excluding any exercise of the underwriters’ option to purchase additional shares. The offering is expected to close on December 8, 2025, subject to satisfaction of customary closing conditions. Just to add here: Our partner even mentioned to me that the seller agreed to wait until December and that the seller will send a NEW CONTRACT that indicates that the seller agreed to move and wait until December. That is why it is confusing to me as well.
