I’m doing REITS too, but only ones that have shown growth in both dividends and capital appreciation. O is the typical and popular one, but there’s also NNN, PSA, and DLR. I look at the last 10 to 15 years performance and they all pan out. Today’s environment is kinda tough with the interest rates, but they’ll stabilize eventually in this high(ish) interest rate environment.
In general, I do Reits, BDC, and pure dividend grower ETF’s so I’m diversified so I don’t feel like I’m missing out on gains or even stress about the future growth, etc. diversity is key for me.

Equinax gets downgraded and DLR dumps, so are companies building their own datacenters now?
